My last deal was 6,092 SF/5 year term. They saw it a few days before Christmas and I had a signed lease two weeks later and they are moving in this weekend. That is not typical in this market. This is a market of uncertainly and its hard to get people to pull the trigger.

Brightwork was born as a syndicate of award-winning marketers, creatives and analysts who would bring their particular brand of excellence to anyone with a cause and a budget – mercenary-style.

Over time though, we’ve focused our offerings – and our team – in order to bring performance-driven solutions to a few specialized areas. See a partial list of our clients here.

Mike Giambattista, Managing Director

Brightwork was founded by Mike Giambattista. He is the Managing Director and chief strategist for our clients. Mike is a veteran of the Consumer Goods, Commercial Real Estate and Advertising worlds having spent his early post-college years handling national wine brands from California’s Central Coast, and later as Vice President of Marketing for a large property management company.

Several years later, Mike had transitioned into direct marketing & advertising leading teams of creative talent into award-winning campaigns for two regional media companies.

Today he is a husband and father and, with the help of Nick Dykert as Director of Operations, is focused on building brands and asset values through the entire spectrum of marketing & media channels.

Nick Dykert, Director of Operations

Nick Dykert grew up on the shores of Lake Michigan in Holland, Michigan. He graduated in 2003 from Calvin College in Grand Rapids, Michigan, with a bachelor’s degree in Business-Communications.

Nick worked for IBM as a software trainer directly out of college, traveling extensively to assist in the setup, customization & integration of Point-of-Sale systems for several large national clients. He also has an extensive and successful track record in prospecting, lead generation programs and direct sales.

Nick is recently married, an avid sailor, and loves music of all kinds. With Brightwork, Nick is focused on day-to-day operations and bringing new levels of excellence to client relationships, processes and service.

Cono Onorato, Web Development & Programming

Cono is one of those people you read about in Wired who, through personal tenacity, intellect and moxy has figured out how to wire, un-wire & re-wire the internet using two paper clips and a bit of dental floss. His expertise drives Brightworks’ various web-based solutions and, unlike most of the rest of the web people out there, he’s also a very nice guy.

He’s a graduate of Southeastern University in Florida and, in addition to his web talents, has traveled extensively doing outreach and relief work around the world.

Justin VanGenderen, Graphic Design

Justin V’s portfolio is locked up in a vault deep underneath the Black Hills of South Dakota for safekeeping. Or at that’s what we’re telling everyone who wants to get their hands on his talent. To that we have two words: He’s ours. His work has made jaws drop for Fox Television, REM Studios, Koenig & Strey and a bunch of other national media.

Justin graduated with a BFA from Calvin College and also works seasonally as a scarf model.

Visit our Tenant Marketing Website

Tenants Are Your Lifeblood. We’ll help you find them. Sell them. And keep them.

Because each property is unique, each market responds to its own unique dynamics, and each tenant has their own unique demands, Brightwork works with you to determine the best methods, media, timing and budget to capture the attention of your target market.

A blanket approach just doesn’t work anymore.

Unlike the many other vendors who service the Commercial Real Estate world who simply sell a singular product or service, Brightwork’s unique consultative approach brings more than 20 years of marketing success to work on your behalf.

We can help you reach and engage new tenants.

ROI-based Approach

Beyond the basic questions of what works and what doesn’t, Brightwork designs strategic marketing campaigns that deliver measurable results for owners, brokers & managers.

Custom List Building

Database Marketing

Award-Winning Creative

Printing & Mailing

Email Campaigns

Online Marketing

You should expect more out of your marketing.

Tenant Retention Services

In more than 20 years of serving the Commercial Real Estate, Financial Services, and Healthcare industries, there has never been a time when KEEPING your clients was more critical.

Your competitors are offering deep discounts and incentives doing everything they can to pry your tenants loose.

Brightwork can work with you to develop low-cost, high-impact campaigns designed to keep your tenants. Which keeps brokers happy. Which, in turn keeps owners happy.

Loyalty Programs

Affinity Marketing Programs

Events & Promotions

Gifts & Giveaways

It’s FAR more cost-effective to KEEP a tenant than it is to acquire a new one.

I read an article recently about a book that came out a while back (note: I didn’t actually read the book – just the article about the book) that started some good thought and conversation amongst the group here. Not sure but I think the book is called something like “Love is the killer app” or something like that.

In essence, it had to do with the idea that sales – or business in general – is built on principles that go deeper than simple transactions and that if you can open up business relationships to operate on the same level as your personal relationships (or at least the good ones), then you have a platform for doing all kinds of great things together – not the least of which is selling.

What does this have to do with anything?

There is this section of the Bible that talks about being blessed by basically un-blessing yourself. That is to say, you gain more when you give more (I’m doing some big-time paraphrasing here).

Seems to me that if you peel back the first couple of layers of any well-branded company or product, you’ll find something in there that looks generous. I’m thinking now of several of our favorite brands and, at least at first glance, there might actually be something to this beatitudinal thing as it relates to building long-term customer relationships.

Hmmm…

(more on this whole idea in subsequent posts – maybe even with examples!!)

Taylor’s Closet’s mission is to touch less fortunate girls with the love of their Father by giving them a little hope and love in the form of some nice new clothes. In the process they’re proving to them that that are valuable. And they are lovely. And that somebody actually cares.

Brightwork has been working with Taylor’s Closet since it was first born a couple of years ago providing strategic guidance, media and creative help, and whatever it takes to get their vital message out.

Watermark Yacht Management MOVES (literally) some of the largest and most luxurious yachts in the world. We have been working with their charter division for some time providing promotional tools and expertise in helping them reach their VERY exclusive market.

For that, we get to show off some of the most spectacular floating real estate you’ve ever seen - and Watermark gets to take another bite out of someone else’s market share.
